I'm a new landlord. What do I need to do?
The Rental Property is Occupied
If the rental property is occupied by a tenant then the landlord needs to fill out a Landlord Service Agreement.
The Rental Property is an Unoccupied Residential Property
If you purchased a residential rental property that is unoccupied then the landlord will need to fill out a Residential Utility Application. This will put utility services in the landlord’s name until a tenant moves in.
The Rental Property is an Unoccupied Business Property
If you purchased a commercial property that is unoccupied then the landlord will need to fill out a Business Utility Application. This will put utility services in the landlord’s name until a tenant moves.
What is a Landlord Service Agreement?
This agreement serves a couple of purposes. First, it lets the city know who owns the property in case there are questions or concerns. Second, it indicates if the landlord would like services to be disconnected or go back into the landlord’s name in between tenants.
What do I need to do if I own a property with multiple units?
- If the units are serviced by a single meter, those services will be billed to the landlord. In this situation, the landlord needs to fill out a residential or business utility application. This will create a utility account in the name of the landlord for those services.
- If the units each have their own meter those services will be billed to the tenant.
